The Sub Region Head is responsible for managing CRS operation within a number of States and several businesses.
Major Job Responsibilities
Plans, develops and implements strategies to maximize the value of assets within a Region.
Plans and develops country plans to ensure the appropriate space for corporate needs at the lower occupancy costs in the market and the disposal of excess / vacant areas.
Ensures the effective operation and infrastructure to fully support the businesses within the portfolio managed, with the appropriate quality and added value to the customers.
Ensures compliance with legal, regulatory, safety and environmental issues to maximize the value of portfolio of properties and safe operation.
Delivers a proactive service to the business ensuring the business is communicated with at all times.
Customer relationship management is one of the key responsibilities.
Ensures full compliance with respect to the MCA and the risk and control procedures a key responsibility is to ensure all team members are fully aware, responsible and accountable.
Management Responsibilities :
Key liaison between regional and local businesses and CitiBanamex Realty Services to ensure adequate implementation of the Company objectives.
Key customer liaison with business managers to facilitate all occupancy needs and requirements which include new project development, corporate real estate services, portfolio analysis, renovation, space planning, relocation or consolidation of operations and disposition of surplus property.
Direct responsibility for the Premises Operating Expenses of the assets. Establishes and manages the financial budgets (expense and capital budgets) of the properties.
Ensures appropriate property expenses costs and control.
Ensures reporting consistency, on time and quality from all countries under his responsibility.
Approves projects related to the assets under his span of control in accordance with the countries strategic plans.
Scope of Services : Supervise the Operations, Financial, Asset Management, Real Estate, Project Management, Safety & Security and General Services (Purchasing, Fixed Assets, Accounts Payables, Warehousing, etc) functions in the countries under his responsibility to achieve objectives
Full knowledge and expertise in Real Estate disciplines (space planning, architecture, construction, engineering, etc.
and all related documents.
Comprehensive knowledge and understanding of Safety and Security disciplines.
Comprehensive knowledge of and understanding of Finance principles in order to manage the Operating Expenses, investments and capital gains / losses related to the assets.
Knowledge and understanding of customer service, quality and continuous improvement principles.
Knowledgeable of real estate law and related documents (contracts, deeds) couple with the ability to apply them to very complex business situations.
Strong relationship management and consultative skills.
Strong negotiating, strategic planning, customer service and communications skills.
Strong management and leadership skills to direct and integrate a diverse and remote team, to achieve consistent and successful results.
High clarity of direction, independent, innovative and proactive personality.
Advaced English and Spanish languages.
Experience / Training
At least 10 years of real estate work experience in facilities management or related fields.
At least 5 years of management experience.
Bachelor degree in any career, MBA or equivalent degree is desirable
Requires development of innovative solutions and conflict resolutions to real estate issues within managed portfolio to ensure the best use of corporate assets.
Requires in-depth understanding of the businesses within the managed countries.
Responsible for managing multiple countries with several properties associated with substantial business risk.
Plans, develops, directs and manages strategies within a region.
Frequent interaction with regional and local senior managers, directors and department heads within the property portfolio.
May also interact with government / community agencies to maximize the value of portfolio
