  • Monitor performance of outsourced companies - check manpower, scope of works delegate / supervise with subordinates. Provide report on daily issues for improved services
  • Liaise with rest of maintenances teams in terms of related daily operations and activities in order to ensure appropriate communication, to avoid conflicts and be aligned with technical services department performance and improve.
  • Evaluate existing systems -by checking reports and performance of equipment, register of data. Historical for future projects, of company and legal compliances.
  • Collect data and information from systems, buiding managment system and outsourced companies.
  • Daily performance reports and how to prevent recurring issues related to technical services department.
  • Manages and approve passes for contractors, to support security control and monitor access to the buildings.

  • Maintenance & Operations

  • Monitor Planned Preventive Maintenance (PPM) approved by Facilities Management, by reviewing reports, schedules, spare parts required to avoid major breakdown in equipments, buildings and to provide efficient service to business partners
  • Diagnose the problem providing technical reports to the Facilities Manager and advise rectification. Ensure that implementation is as per the technical standards and manufacturer’s recommendation and build up history for the electrical plants to avoid any recurring problem with the mechanical and electrical plants
  • Provide quality control support in terms of operation process, resolution time, and reduction in the number of business partner complaints
  • Assist the maintenance provider for trouble shooting HVAC issues by providing diagnosis from BMS for faster response
  • Generate equipment performance reports from Building Management System on a daily basis as per CCC processes
  • Handover / Snags Attend handover meetings and record snags to verify if the completion is as per specification and provide reports to management.
  • Follow up with the respective development team for proper completion

  • Verify garbage collection locations, waste materials collection etc., check whether the building is cleaned by the contractor or not
  • Water Features - Monitor the daily operation of all external water features and other external services including landscaping lighting, irrigation, and car parking
  • Monitor planned PPM is carried out as per schedule and manufacturer’s recommendation
  • In charge of waste management. Coordinate and supervise with the outsourced companies, in terms of garbage and waste collection is properly handled to maintain a clean and superior city
  • Recycling of waste paper - delegate and instruct the related companies to collect paper / cartons etc. Protect and save the environment
  • Monitoring Events - Check the requirements in terms of cleaning, security during and after event
  • Provide a clean, safe premise for our business partners and rectify any damages after the event
  • Supervision :

  • To ensure we receive proper assistance from the outsourced company. Check daily operations checklist, random site checking, evaluate weekly reading and reports for the smooth running of the operations
  • Discuss and assist outsourced company in resolution of breakdown equipment in order to minimize resolution time
  • Carry out inspection of before and after business partners MOVE IN’
  • Visit & evaluate premises prior to business partners move in to provide their requirements and after to check and estimate the cost of the maintenance
  • Tender / Quotation management :

  • Collect & prepare quotations from suppliers by evaluating and negotiating to provide better quality and competitive price for services, spare parts, consumables and all required for facilities services operations
  • Compile data for tenders, in terms of facilities maintenance services, scope of works and other requirement and participate in the evaluation of budget / tenders document and figures to ensure that the tender document has sufficiently covered all our interest at competitive price
  • Prepare the required spares list from the manufacturer’s manual and recommendations to maintain all facilities services maintenance equipments and for timely assistance in case of break down.
  • Establish at maintenance software.

    Health and safety :

  • On site implementation of health and safety regulations to ensure safe working conditions and a safe working environment, to reduce risks, incidents and accidents
  • Report accidents and incidents
  • Investigate accidents and incidents to ensure preventative steps are taken
  • Be a promoter and agent of change in safety mindset, compliance with rules, programs and safety audits.
  • Quality management :
  • Provide quality control in terms of facilities maintenance operation processes, resolution time, right to the first time and satisfaction our internal customers.

  • Bachelor's degree en mechanical or electrical Engineering
  • Bilingual 80%.
  • Minimum of 2 years experience in plant maintenance.
  • Experience in Project management.
  • Experience in supplier management, Good skills in Negotiations.
  • Experience in electrical background low & High tension (general concepts, lighting, equipment installation, substation, maintenance, feeders, and transformers).
